The existing property is a five bedroom circa 1930’s detached house with a gross floor area of 324 sq m and a seperate 46 sq m detached single storey garage block. The house is two storey comprising rendered ground floor walls and tiled mansard first floor wall. The property is of no architectural merit and is need of modernisation and repair.

 

The property is located on a generous plot of 0.328 hectares (almost 1 acre). The plot is rectangular is approximately rectangular in shape at 48m wide by 68m long. The property has an open aspect onto fields to the west with access via Lime Grove to the East.

The property is also situated in a Conservation area.

 

There are a number of trees in the garden with Tree Preservation Orders

 

The rules governing Green Belt  mean that the building cannot be increased in size beyond approximately 20% floor area and 20% volume increase. The Planning authority are unlikely to accept an increase in size beyond 20% for any new build on house. The New house should also be not much higher than existing house and should not appear bulky in nature.

 

The Conservation Area specifies that the nature of the new building must be in keeping with the area, ie open spaces, plenty of greenery, traditional architecture, arts and crafts style. More or less similar to existing house.

 

Tree Preservation Orders do not allow removal of any trees and strict regulations governing protection of these trees during building works.
